The Leadworker plans, assigns, and monitors work activities; ensures quality and compliance with standards and contracts; and exercises independent judgment in daily operations.
Unlike Facilities Maintenance Worker I/II positions, the Leadworker oversees and inspects the work of others, monitors contractual services for compliance, and is accountable for the final work product of the crew. This role differs from the Facilities Maintenance Supervisor in that it does not carry full supervisory, administrative, budgetary, or operational responsibility for the section.
The schedule is flexible with the potential of 20 hours per week.
Key responsibilities include:
- Inspect and evaluate contracted services and internal maintenance work to ensure quality control and compliance with agreements and standards.
- Obtain and review cost proposals for parts, repairs, and maintenance services.
- Conduct facility and equipment inspections; perform preventive maintenance, diagnostics, repairs, and scheduling in accordance with manufacturer recommendations and established preventive maintenance programs.
- Develop and coordinate an annual preventive maintenance program. Maintain accurate records, including plans, specifications, manuals, work orders, and maintenance schedules.
- Assess service requests, conduct site inspections, and prepare work orders based on verbal and written requests.
- Maintain and repair building systems, including HVAC, plumbing, electrical, roofing, painting, and carpentry. Operate and monitor energy management, security, fire alarm, and burglar alarm systems. Ensure facilities, shops, equipment, and public areas are maintained in safe condition.
- Assist with purchasing supplies and equipment.
- Serve as a working leader by planning, organizing, and directing staff activities; assigning and scheduling work; setting priorities; and monitoring productivity and performance. Provide technical guidance, coaching, and on-the-job training to maintenance staff.
- Support the Facilities Maintenance Supervisor in reviewing plans and specifications for maintenance and capital improvement projects. Coordinate and schedule mandated inspections for critical life-safety systems and ensure compliance with applicable state regulations.
- Facilitate weekly safety meetings and assist in implementing required training programs. Provide written and verbal reports to the Facilities Maintenance Supervisor regarding completed and ongoing work.
- Coordinate maintenance projects and communicate effectively with City staff and the public.
- Perform related duties as assigned.
Minimum Qualifications - RequiredA combination of experience, training and education equivalent completion of high school and two years of increasingly responsible facilities maintenance experience comparable to that of a Facilities Maintenance Worker II in the City of Ventura; OR five years directly related maintenance/construction experience are required. Some prior supervisory or leadworker training or experience is highly desirable
License: Depending on assignment, possession of a valid California Class C driver's license may be required.
Certificates: Building Operator certification is highly desirable
